Long-Stay Site Availability Update – July 6, 2026:

We have a few long-term site openings coming up at the park! If you are interested in any of the options below, please email your RV details (age, total length, and style) to admin@mountainairervpark.com for more information.

Immediate Openings (Available August 1st):

  • Seasonal Site #56: Available starting August 1st for up to 8 months, with an option to renew for qualified guests

Upcoming Winter & Seasonal Sites:

  • Additional winter and seasonal sites will become available starting at the beginning of September 2026, offering flexible stay options for up to 8 months. it is open to book now.

At Mountainaire, we offer long-term stay options for those looking to enjoy our park for an extended period. Whether you are seeking a winter retreat or a seasonal base, we provide a well-maintained community in the heart of nature.

 

lONG Stay Guidelines

  • Duration: Stays are limited to a maximum of 8 months per calendar year.

  • Renewals: Renewal options on some specific sites may be offered to guests who consistently follow all park rules and community standards.

RV REQUIREMENTS:

  • We generally welcome fully insured, self-contained RVs that are 10 years old or newer.

  • Note: If your RV is between 10 and 15 years old and in exceptional condition, it may be considered upon review

How to Apply

To begin the reservation process, please email us at admin@mountainairervpark.com with your “Stay Plan” (intended dates) and your RV details:

  • Your Stay Plan: Proposed arrival and departure dates.

  • RV Details: Type, year, and total length(includes the hitch).

  • Power Requirements (30-amp or 50-amp)

The Reservation Process

  • Inquiry: Send your details via email for initial review. We will perform an initial review to ensure your unit meets our park standards and check availability for your requested dates.
  • Site Visit & Viewing: Once your RV is pre-qualified, we will schedule a time for you to visit the campground. This gives you the opportunity to view the available sites and ensure the park is a good fit for your needs
  • Formal Application: If you would like to proceed after your visit, the next step is to complete our formal seasoanl stay application form. This allows our management team to perform a final review for approval.

  • Agreement & Deposit: Upon application approval, a License to Occupy agreement will be issued. The reservation will be finalized once we receive the signed agreement, a copy of the trailer insurance policy valid for the entire stay, and the security deposit $300.

  • Cancellation Policy: We require one month’s notice for a “no-charge” cancellation.

Note: A minimum stay of 4 months is required to qualify for our monthly rates in July and August. Short-term stays during these months will be charged at the weekly rate of $354.

ADDTIONAL PARK RULES FOR LONGER STAY GUESTS

In addition to the General Park Rules, all seasonal and long-stay Occupants shall comply with the following:

  • Ownership: The trailer located on the site must be registered to the Occupant.
  • Insurance: All trailers and vehicles must remain properly registered and fully insured at all times. Proof may be requested. Uninsured units may result in immediate termination and removal at the Occupant’s expense. Mountainaire Campground and RV Park shall not be liable for any loss, theft, damage, injury, or death, however caused.
  • Self-Containment : All trailers must be fully self-contained. Public washrooms are closed annually from November 1 to March 31 of the following year.
  • Vehicles: Maximum two (2) vehicles per site, space permitting. No encroachment onto roads or neighboring sites. Extra vehicles must use designated visitor parking.
  • Heating and Power: Propane is the primary heat source. For safety and fire prevention, each site may have up to two (2) propane tanks for RV heating, plus an additional two (2) tanks for BBQ or firepit use. Circulating space heaters are strictly prohibited. Electrical usage must not exceed the site’s designated capacity. Occupants are solely responsible for any damage resulting from overuse or misuse.
  • Maintenance: – All trailers, hookups, sewer elbows, and connections must be always maintained in safe and fully functional condition.
  • Winterization: During winter months, all water lines must be heat-taped and sewer lines properly insulated.
  • Snow and Ice: Each Occupant is responsible for snow and ice removal within their assigned site.
  • Pets: A maximum of two (2) pets per site, including visitors’ pets, is permitted. All pets must always remain leashed. Aggressive, uncontrolled, or disruptive animals are grounds for immediate removal of the pet and/or termination of the Occupant’s site use.
  • Site Condition: Sites shall be always kept tidy and orderly. Occupants must promptly comply with management directives regarding site maintenance or improvements.
  • Business Activity: The manufactured home and site are for private residential use only. Any form of commercial activity—including but not limited to home-based businesses, Airbnb, short-term rentals, or subletting, or third-party occupancy—is strictly prohibited without prior written consent from Management.
  • Construction: No decks, sheds, or structures may be built/installed without prior written approval from Management.
  • Conduct: Occupants, guests, invitees, and visitors are required to respect neighboring sites and all other persons within the Park. Loud music or excessive noise that disturbs others or interferes with the quiet enjoyment of the Park is strictly prohibited at all times. Any unsafe, disruptive, or abusive conduct, or repeated substantiated complaints received from others, shall constitute grounds for immediate eviction without refund.
  • Liability: Occupants use the Park and its facilities entirely at their own risk. Mountainaire Campground and RV Park is not liable for any injury, death, loss, or damage to persons, vehicles, trailers, or property, however caused.
  • Rule Violations: Occupants acknowledge and agree to comply with all rules and regulations established by the Operator, including any amendments or updates made from time to time. Such updates may be delivered by email to the Occupant’s registered email address, by hand delivery, by registered mail, or by any other reasonable method of notification.

Any Occupant, guest, invitee, or visitor who breaches these rules or the General Park Rules, or who disturbs the peace, safety, or enjoyment of others, may be evicted immediately without refund, at the sole discretion of Park management.
